It's very similar in size to the old gym at Notre Dame (OH).

Don't forget all the demo work - removing the old seats, court, etc. The labor adds up real quick. If it was a Union project the labor dollars get out of control in a hurry.
Conversely, all the new work then needs installed.
Hidden in the bushes is all the fees paid to the architecture firm that did the design and created the plans. They'd have an engineering firm signing off on everything (with their hands out, too). Gannon likely had to pay Prep for using their facilities.
That $10m is a lot of money to people but in those types of projects it really isn't a lot to work with. The labor, obviously needed, is the killer. A big percentage of the project money goes to it.
